A Realtor is a real estate agent who is a member of the National Association of Realtors. Realtors routinely work with buyers and sellers or properties (house, condo, land, etc) to assist the client with preparation of the property, listing of the property, showing of new properties, and the process associated with the transaction of transfer from one property owner to another. The Realtor is an integral part of the entire process of property transfer. When representing a buyer, seller, landlord, tenant, or other client as an agent, Realtors enter verbal agreements to protect and endorse the interests of their clients. When attending to a buyer, seller, landlord, tenant or other party in an official capacity Realtors remain obligated to treat all parties honestly. Realtors are normally required to avoid exaggeration, misrepresentation, or concealment of relevant facts relating to the property or the transaction. Realtors are not accountable for latent defects in the property, or to advise on matters outside the scope of their real estate abilities. Realtors are governed by the following federal and state regulations; Federal Fair Housing Act, State Real Estate Laws, National Association of Realtor's Code of Ethics, Employing Broker's Guidelines, and Lawsuits. The Fair Housing Act is routinely considered the most important. It was designed to prevent discrimination. Seven classes are protected by the Fair housing act: Race, Color, Religion, National Origin, Sex, Handicap, & Familial Status.
